Getting a house ready to be photographed, viewed and offered on. Usually far less work than people fear.

Buyers decide in the first few seconds of the first photograph. Staging is about making those seconds work, and it very rarely means redecorating.

What it involves

An honest walk through the house identifying what is reading badly in photographs and at the front door. Usually that is furniture in the wrong places, too much of it, lighting that is either harsh or missing, and one or two rooms with no obvious purpose.

Rooms need a job

A room a buyer cannot name is a room they discount. The box room that is currently storage becomes a study. The knocked-through space that reads as nothing in particular gets a dining table and an answer.

Before the photographer

Staging is worth doing before the shoot, not after. The photographs do most of the selling, and they are taken once.

Empty properties

An empty house photographs smaller and colder than a furnished one. Where it is worth it, key rooms can be dressed for the marketing period.
